- Make an appointment - To see your personal Property Manager in person, please contact him/her to make a time to suit you both. The nature of our roles takes us out of the office and, by making an appointment; you can ensure we are there for you without distractions.
- Phone – If you don’t have email, please call our office on 03 5985 2733 during business hours. If you call outside of our business hours for a non-urgent matter, please leave a message and we will return your call promptly.
General repairs & maintenance:
Go to the Maintenance Request form located on our website, send us an email or fax us your Repair Request form (you received copies of this in your Welcome Pack).
Please provide as much information as possible regarding the nature of the problem including appliance names and serial numbers and include access authorisation for the repairs to be done. Apart from Urgent Repairs, we require all maintenance requests in writing.
Urgent repairs:
In the event of an emergency, please call our office on 5985 2733. One of our friendly team will endeavour to be available at all hours to assist. Please refer to our maintenance tips before contacting our office after hours.
Condition Report:
Please complete, sign and return this to our office within 3 DAYS of the lease commencement date, as required by the Residential Tenancy Act. If you fail to return your Condition Report, our office copy will be deemed as being ‘true & correct’.
Rent Payments:
Peninsula Property Management Group has a ‘zero tolerance’ policy to rental arrears. Please ensure all rent is paid in advance as per your tenancy agreement. Please notify our office if you know you are going to have difficulty in servicing your rent payments at a particular time.
Routine Inspections:
Inspections of your property will be carried out by your property manager after 3 months, and every 6 months thereafter. By law in Victoria, we must give you between 7 and 14 days’ notice.
Keys:
If you have locked yourself out during business hours, you may borrow our office set for one day only. Only persons noted on the lease will be given our office set of keys and photo identification will be required. Should we need to call a locksmith to have a new set of keys cut, you will be invoiced for the call out and key cutting.
If you have locked yourself out after hours, you will need to call a locksmith. This will be at your own expense. We use Sorrento Locksmiths on 0416 123 068 or 0414 859 476.
Utility Connections:
Call “Direct Connect” on 1300 664 715 and quote Peninsula Property Management Group as your managing agents, or refer to their website www.directconnect.com.au
Insurance:
As a tenant, it is important for you to insure your belongings (house contents) against burglary, theft and other unforeseen situations. For example, in cases such as a burst water pipe damaging your contents, the cost of replacing your goods will not be borne by the Landlord.
